Abstract
O setor da construção civil vem buscando sistemas construtivos mais eficientes no mundo inteiro, de modo que aumente a produtividade no canteiro de obras, reduza o desperdício de materiais e atenda a uma demanda crescente por moradias. Todas essas questões têm um impacto direto nos custos, neste contexto, este trabalho visa realizar uma comparação de preços entre os sistemas construtivos em alvenaria estrutural, denominado sistema autoportante, e o Light Steel Framing (LSF). Através de uma residência unifamiliar de alto padrão executada em alvenaria estrutural, e da modelagem de uma edificação alternativa em LSF com base no projeto existente, foi realizado o levantamento dos quantitativos de projeto para execução de cada uma das edificações. Após, foi orçado, de acordo com as composições de serviços do Sistema Nacional de Pesquisas de Custos e Índices da Construção Civil (SINAPI) e por meio de pesquisa de mercado com empresas que realizam o serviço ou que vendem os materiais utilizados. Os resultados mostraram que existem grandes diferenças nos preços associados à execução da fundação, estrutura e fechamento dos dois sistemas, uma vez que o sistema em LSF apresentou, em uma das propostas de orçamento, um preço de metro quadrado de obra sendo 48,02% superior ao sistema em alvenaria estrutural. Por meio do comparativo de preços, constatou-se que o sistema em LSF não é uma alternativa economicamente atrativa em relação ao sistema em alvenaria estrutural.
The civil construction sector has been seeking more efficient construction systems worldwide, in order to increase productivity at the construction site, reduce material waste and meet a growing demand for housing. All these issues have a direct impact on costs, in this context, this work aims to compare prices between constructive systems in structural masonry, called self-supporting system, and the Light Steel Framing (LSF). Through a high standard single-family residence executed in structural masonry, and the modeling of an alternative building in LSF based on the existing project, a survey was carried out of the project quantities for the execution of each of the buildings. Afterwards, it was budgeted, according to the composition of services of the National System of Surveys of Costs and Civil Construction Indexes (SINAPI) and through market research with companies that perform the service or that sell the materials used. The results showed that there are great differences in the prices associated with the execution of the foundation, structure and closure of the two systems, since the LSF system presented, in one of the budget proposals, a price per square meter of work being 48,02% superior to the structural masonry system. Through price comparison, it was found that the LSF system is not an economically attractive alternative to the structural masonry system.
